Adding Value to Your Home - Tips and Tricks

Posted

Maybe you're thinking about selling your house. Or perhaps you have run out of home DIY projects and want to embark on a project that will not only make your home feel great but add value overall. Here are some Tips and Tricks on adding value to your home. There are many things you can do including:

1. Repair Walls and Refresh the Paint

This may seem like a big job but it is well worthwhile. The first thing people notice before they even enter a home is the exterior paint. Make sure you double and triple check with your significant other, designer or friends regarding the colour. While you want to give your home a fresh outlook, that shade of neon orange might not look as good in a years time.

Also take this opportunity to look at the quality of the walls. Does your brick exterior have small holes that could be patched up, or your rendered walls need a fill in with fresh concrete before painting. These small fixes will have your home looking like new once again.

2. Update Kitchen Panels and Handles

By simply updating your Kitchen Panels and Handles, it can make a world of difference. If you are on a shoestring budget, a quick update of your handles will give it a fresh look! If you have a bit more time and money on your hand, then replacing panelling can really brighten up an older kitchen.

3. Revamp Your Floors

While easy to overlook, the floors are (literally) the solid foundation of your home's look and feel. If you have old musty carpets, get them professionally clean. They will look shades brighter, as well as feel and smell wonderful. Make sure you move around your old furniture to get to all the spots that don't usually see daylight. Even consider ripping out old carpets and polishing the floorboards underneath. Floorboards are usually less maintenance than carpets.

If you have floorboards where their polish is wearing off and showing some wear, think about getting sanded down and repolished. For a bigger job, you may want to get your floorboards stained a newer colour.

4. Bathroom Makeover

Next to the kitchen, a bathroom is said to improve buyer perception of value of your home. Plus, it definitely is a room you want to feel comfortable in. You can update your bathroom simply through a new toilet, sink and tapware (including that ageing shower head). An updated bathroom looks and feels cleaner.

If you do not have the budget for new hardware, replacing the mouldy grout from between tiles will give a just cleaned feel.

5. Clean The Windows

This is an easy weekend job that has been continually overlooked. Just because we can still see out the windows and light can come in, then it is clean right? Wrong. Windows, over time, will become hazy and there will be grease and oil buildup from cooking and breathing and touching of the glass. Spend a weekend by cleaning the windows and enjoy sparkling clear windows.

Take this opportunity to inspect the window latches to make sure they are all working, and also carefully inspect the framework that might need some minor repairs for another day. TIP: Finish off the window cleaning with scrunched up newspaper for a streak free finish.

The hardest part is getting started! Do not overwhelm yourself by trying to do too much at once. Pick a project you'll be comfortable with and maybe get a partner or friend to help out. Commit to it and see it through. If it all gets a bit too much, don't be afraid to ask for help. Good luck!
